Partridge Way

Partridge Way, designed by Pinchin Architects, is a carefully proportioned medium-rise development shaped to respect its urban context. Chamfered edges on the eastern and southern corners minimise overshadowing, while a two-storey plinth aligns with neighbouring terrace houses to create visual continuity. The upper levels are designed to sit below the heights of Newbury and Finsbury House, ensuring the building complements the existing skyline rather than competing with nearby tower blocks. The result is a scheme with a distinct architectural character and a clearly defined scale within the streetscape.

IG Masonry Support partnered with main contractor Formation Design & Build Limited to supply a range of engineered solutions, including 13.661m of B.O.S.S. (Brick on Soffit Systems), over 44m of Brick Panel Systems, 364m of Welded Masonry Support, and 115.9m of Cast-in Channel. The team also precision-cut 6,355 pistol bricks to support the project’s intricate stepped and corbelled detailing.

The Partridge Way & Trinity Road development featured a highly distinctive stepped and corbelled façade, presenting significant geometric and structural challenges. The most complex element was the B.O.S.S. A1 unit on the ninth floor, which needed to sit perfectly flush with the front brickwork while forming the main soffit. Across all floors, Brick Panel Systems were required to sit slightly behind the outer façade brick to create subtle horizontal banding and visual depth.

Achieving seamless integration between the flush B.O.S.S. A1 unit and the recessed panels demanded precise alignment. The deep soffit on the ninth floor – which reached 401mm at its deepest point – added further complexity, required each panel to match the surrounding brick coursing and accommodate a projecting lip from the first-floor slab.

To fulfil the architect’s vision on the ninth floor, IG Masonry Support engineered a corbelled B.O.S.S. A1 unit that sat flush with the front brickwork, forming the primary soffit structure. Five-brick-deep Brick Panel Systems were then installed to achieve the required projection, delivering the intended depth and subtle horizontal banding. Each panel was manufactured to exacting tolerances to ensure precise alignment with the surrounding brick coursing and seamless integration with the corbelled profile.

IG Masonry Support also provided Welded Masonry Support systems, including dropper brackets designed to accommodate structural variations. In addition, 6,355 brick specials were cut at IG’s dedicated Brick Cutting Facility. Each special brick cut helped deliver the project’s complex geometries at window cills, balcony heads, and for the pistol brick details required for the masonry support systems.
